Short-Term Rentals in Germany: Temporary Accommodation, Anmeldung and Platforms

3 quick steps

Short-term rentals in Germany are often the most practical first home after a move. A furnished apartment for several months gives you time to arrange your documents, get to know the city, and look for a long-term rental without stress. For newcomers, the key criterion is not only the price but also the possibility of completing Anmeldung and obtaining a Wohnungsgeberbestätigung.

When a short-term rental is suitable

A temporary furnished apartment is especially useful if you:

  • are moving from another country and cannot attend viewings in advance;
  • are starting a job or studies and want to get to know the neighbourhood first;
  • are waiting for a long-term contract, student accommodation, or a relocation package;
  • do not want to buy furniture, arrange internet, and sign utility contracts immediately;
  • want an address for your first bureaucratic steps.

This arrangement is usually more expensive than a long-term rental, but the booking process is simpler and faster. Furniture, internet, and utilities are often included in the price, but you should check this in every listing.

Foreigners often use HousingAnywhere, Wunderflats, Spotahome, Airbnb, ImmobilienScout24, Kleinanzeigen, and local serviced apartments to find temporary accommodation. Each platform has different rules for payments, landlord checks, refunds, communication with the owner, and filters for Anmeldung.

Platform Suitable for What to check before booking
HousingAnywhere furnished rooms, studios, and apartments, often for students and professionals whether Anmeldung is possible, who holds the first payment and deposit, and whether booking protection is available
Wunderflats furnished apartments and serviced apartments for professionals and relocations whether utilities are included, who receives payments, and whether you can contact the landlord before signing the contract
Spotahome furnished apartments, rooms, and studios with online booking whether the apartment is verified, the refund terms, and whether you can register at the address
Airbnb short temporary stays for days or weeks whether the host is willing to issue a Wohnungsgeberbestätigung; without it, this option is often inconvenient when moving
ImmobilienScout24 and Kleinanzeigen finding long-term rentals and individual temporary offers do not transfer a deposit before verifying the contract, the landlord’s identity, and that the property is real

Do not choose a platform based on its brand alone. Compare the individual listing: the address, contract, registration, payments, deposit, reviews, and contact with the landlord matter more than the platform’s overall rating.

Anmeldung and Wohnungsgeberbestätigung

To live in Germany, you generally need to register your address with the local Bürgeramt or another registration authority. In most ordinary cases, Anmeldung is completed within 14 days of moving in. Registration requires a Wohnungsgeberbestätigung — confirmation from the landlord or the person providing the accommodation.

Without Anmeldung, you may have problems with:

  • obtaining a Steuer-ID;
  • setting up certain bank and mobile-phone contracts;
  • receiving letters from the Finanzamt, Ausländerbehörde, and other authorities;
  • applying for an Aufenthaltstitel;
  • proving your address for work, study, or insurance.

Before paying, ask directly: will the landlord issue a Wohnungsgeberbestätigung for Anmeldung? The answer “you can live there” is not the same as “you can register there.” It is best to obtain confirmation in writing in the platform chat or in the contract.

What to check in a listing

Before booking a temporary apartment, go through this checklist:

  • the exact address, or at least the neighbourhood, before payment;
  • the minimum and maximum rental period;
  • whether Anmeldung is possible;
  • whether heating, electricity, water, internet, and Rundfunkbeitrag are included;
  • who receives the first payment and deposit;
  • when and under what terms the deposit is returned;
  • whether there is a rental agreement rather than only a booking confirmation;
  • whether you can put your name on the letterbox or receive mail via c/o;
  • who is responsible for minor repairs, cleaning, and handing over the keys;
  • whether there are genuine photos, reviews, and landlord identity verification.

Internet and mail are particularly important when moving. After Anmeldung, letters from authorities will arrive at the address, including tax-number details or requests for documents.

What the rental process usually looks like

The process depends on the platform, but it often looks like this:

  1. You choose a listing and check the registration, payment, and deposit terms.
  2. You create a profile and verify your identity.
  3. You send an enquiry or book the accommodation online.
  4. The landlord accepts the request or asks for additional documents.
  5. You receive a contract or booking agreement and carefully check the amounts.
  6. You pay the first payment, service fee, and/or deposit according to the platform’s rules.
  7. You receive move-in details and arrange the handover of the keys.
  8. After moving in, you inspect the apartment, document any defects with photos, and request the Wohnungsgeberbestätigung.

If a platform promises payment protection, read the terms: how many hours or days the protection lasts, what counts as a problem, and how quickly you need to report a discrepancy.

Risks and how to reduce them

Short-term rentals are convenient, but Germany’s housing market has a lot of scams and unrealistic expectations. Minimise the risk as follows:

  • do not transfer money to a personal account without a contract and verification;
  • do not pay a deposit through suspicious links or in cryptocurrency;
  • compare the landlord’s name, IBAN, and contract details;
  • keep correspondence within the platform;
  • check whether the price seems too low for the neighbourhood;
  • ask for written confirmation regarding Anmeldung;
  • do not send unnecessary documents until you understand who needs them and why.

Local providers and serviced apartments

In large cities, there are local operators of furnished accommodation and serviced apartments. Examples include Smartments, White Apartments, Urban Ground, Havens Living, B-Boardinghouse, D-partments, Pures Leben, and Poha House.

These options can be more expensive, but the contract, bills, furnishings, and communication in English can sometimes be easier. Still check Anmeldung, the rental period, the deposit, and cancellation terms.

Why you should not immediately look only for a long-term apartment

Long-term rentals in Germany often require documents that newcomers do not yet have: Schufa, proof of income in Germany, Meldebestätigung, a bank account, and sometimes references from a previous landlord. A temporary apartment for the first few months helps you gather these documents and understand which neighbourhoods are suitable for permanent living.

During a short-term rental, you can usually:

  • complete Anmeldung;
  • obtain your tax ID;
  • set up a bank account, insurance, and mobile service;
  • understand the broadcasting fee;
  • start looking for long-term accommodation and prepare your document package;
  • check whether you can put your name on the letterbox and doorbell;
  • choose essential insurance policies.

Conclusion

For a smooth move to Germany, a short-term rental should solve two tasks: provide real accommodation for the first months and allow you to register your address. Therefore, the main question before booking is not “which platform is best?” but “is there a contract, Anmeldung, clear payments, and a safe way to transfer money?” Fees, booking-protection rules, and refund terms change, so check them on the selected platform’s website immediately before paying.
